Should severance contract be signed using incorrect language?

Our company is not renewing their lease and employees will be laid off as of Oct 31,2019. They have offered a month severance, but instead if using “separation/lay-off” in our severance agreement, they are using the term “termination”. Language also says “employee acknowledges receiving all wages and compensation due, including vacation, sick leave, etc and employer owes employee no outstanding wages”. This is not true. We will not know if these owed wages will be paid until our separation date. They want us to acknowledge we’ve received these wages before the fact. Fyi, the company is based out of a Southern state, and appears to base contract verbage using those laws, not California. Should i sign this agreement?
